Smoobu Review: What It Costs at One, Three and Ten Properties

What is Smoobu?

Smoobu is vacation-rental software sold to people who manage rental units and need operational tools gathered into a single product. Its verified Pro+ plan lists a reservation system described as a PMS, a booking website, statistics, teams, full API access and connected accounts. That combination places the product in the property-management software category rather than in the narrower category of a single-purpose messaging, cleaning or review tool.

I read the figures used in this review through a United States connection on 2026-09-11. That date and location matter because software prices can differ by country, currency and billing selection. A price without its unit count and billing period is not useful: EUR 31.50 and EUR 35 can both appear to describe the same Professional Prepaid plan, but the former is the rate shown with yearly billing and the latter is the month-to-month rate for 1 unit, according to the verified Smoobu pricing record.

The intended customer is therefore better defined by the work involved than by a label such as “small host.” Someone comparing a reservation system, booking website, reporting, team access, API access and connected accounts has a different buying problem from someone who only needs a better process for guest replies or turnovers. Before judging the software, I would map the required jobs using the broader explanation of how short-term-rental hosting works for owners and the list of app categories available to hosts.

Property count is also central to this review. The headline Smoobu price covers 1 unit, while additional units start from EUR 9.60 a month according to its FAQ. That does not establish the exact total at 3 or 10 units because the vendor’s unit selector determines the step, and those totals have not been verified. I treat “from” as a lower starting point, not as permission to multiply it into an exact invoice.

How much does Smoobu cost?

Smoobu prices on a per-unit basis. Its pricing page states that the price is based on the number of units selected, and its FAQ says each additional unit costs from EUR 9.60 a month. The headline figure is for 1 unit, not for an account containing an unspecified number of rentals.

The billing toggle has 3 positions: Monthly, Yearly with a 10% discount, and a 2-Year option with a 20% discount. The important trap is that EUR 31.50 for Professional Prepaid is the yearly-billing monthly rate for 1 unit. The month-to-month rate for the same 1-unit plan is EUR 35. The difference is the stated yearly discount, not a second version of the monthly plan.

The Smoobu pricing page also presents an entry statement that a single unit can be managed from EUR 28 per month. That is an entry figure rather than a verified total for every named plan and billing period, so I would not substitute it for the plan-specific rates in the table. The verified record also lists an additional writing-access account from EUR 12 a month.

A worked comparison shows why the toggle matters. For 1 Professional Prepaid unit, choosing month-to-month billing means EUR 35 per month according to Smoobu. Choosing yearly billing changes the displayed monthly equivalent to EUR 31.50, a difference of EUR 3.50 per month. Over the vendor’s 12-month yearly period, the arithmetic is EUR 3.50 × 12 = EUR 42, which corresponds to the stated 10% reduction from EUR 35.

The same method must not be stretched to multiple units. It is tempting to calculate a 3-unit Professional Prepaid monthly total as EUR 35 + EUR 9.60 + EUR 9.60 = EUR 54.20. It is equally tempting to calculate 10 units as EUR 35 + 9 × EUR 9.60 = EUR 121.40. Both calculations misuse “from” as a fixed rate, so I am not presenting either result as a Smoobu price.

For a real purchase, I would record the selector result at the buyer’s actual count rather than rely on a one-unit card. A person with 3 rentals should select 3 units and preserve the total, billing period and currency on the same screen. A person expecting to expand to 10 should repeat the exercise at 10 units rather than assume that every added unit has the same marginal price.

That discipline is useful beyond software selection. A rental owner can compare the subscription with operating priorities such as ways to improve occupancy, listing changes that affect bookings and the economics of filling gap nights. The subscription total should come from the vendor selector, while the value side should come from the owner’s own workload and revenue records.

What do you actually get on each Smoobu plan?

The verified feature boundary is clearest on Pro+. Smoobu lists its Reservation System (PMS), Booking Website, Statistics, Teams, Full API Access and Connected Accounts on that plan. I have not verified the complete feature matrix for Professional Prepaid or Professional Flex, so I will not infer that a Pro+ item is absent from either one merely because the available record does not place it there.

The plan decision should start with those verified boundaries, not with the longest possible feature list. If team access, a booking website and API access are all part of the requirement, Pro+ is the plan on which those items have been verified. If the requirement is different, the next step is to check the current matrix rather than assume what Professional Prepaid or Professional Flex includes.

I would turn the requirement into a short job list. One line might cover reservation management, another might cover a booking website, and another might cover access for a team. The operational details can be mapped separately through resources on managing rentals remotely, building a turnover checklist and tracking maintenance work. That prevents a broad software label from obscuring the exact task the buyer needs to complete.

Price mechanics also differ between the plans. Professional Prepaid has a verified 0% booking fee, while Professional Flex has a verified 0.9% fee on each booking. I would not compare EUR 35 with EUR 29 as though subscription price were the only variable, because the Smoobu record attaches different booking-fee structures to those 1-unit monthly rates.

For an illustrative booking amount of EUR 1,000, the arithmetic for the verified Professional Flex booking fee is EUR 1,000 × 0.9% = EUR 9. That example does not predict anyone’s booking volume or total bill; it simply shows how a percentage fee behaves. A buyer should apply the Smoobu percentage to their own expected booking value and combine that result with the selected unit-count subscription.

What does Smoobu not do?

As of the Smoobu review performed through a United States connection on 2026-09-11, the verified-absence list contains 0 entries. I have therefore not established a limitation worth reporting, and I will not infer one from silence on a pricing page.

Who is Smoobu right for?

Smoobu is a plausible product to evaluate when the buyer wants the shape of software verified on Pro+: a reservation system described as a PMS, a booking website, statistics, teams, full API access and connected accounts. The decision becomes less clear when the buyer only needs one narrow operational function, because this record does not establish the lower-plan feature boundary needed to make that call.

Consider Annelies, who manages 3 rentals in one town and receives reservations through 1 booking channel. Her count is consistent throughout the comparison: 3 units, not 3 platform listings plus a different property total. Under Smoobu’s pricing basis, her quote must be requested for 3 units.

The arithmetic structure is simple even though the exact total is not verified. Annelies has 1 headline unit and 2 additional units, because 3 − 1 = 2. Smoobu says additional units start from EUR 9.60 a month, but that does not prove that both of her added units will be billed at exactly EUR 9.60. She should therefore use the 3-unit selector result rather than multiplying the starting amount.

Her platform mix stays fixed at 1 booking channel in this example. If she needs the Pro+ combination of a booking website, statistics, team functionality, API access, connected accounts and the reservation system, she can compare the verified 1-unit Pro+ starting point with the actual 3-unit selector quote. If she only needs better cleaning routines, guest communication or review processes, she should define those jobs first through the vacation-rental task-management comparison, the overview of review-management tools and the collection of guest-message templates.

I cannot responsibly name a property count at which Smoobu stops being the cheap answer, because no verified competing price set has been introduced in this review and the Smoobu totals at 3 and 10 units have not been checked. For the same reason, I cannot name a count at which it becomes the obvious answer. Giving both thresholds would require exact totals and a defined alternative; giving only one would create a one-sided recommendation from incomplete evidence.

The useful recommendation is therefore based on shape rather than praise. A buyer needing the verified Pro+ bundle should obtain the quote at the actual unit count and test that bundle against the work they perform. A buyer who has not yet defined the work should begin with common automation mistakes and the main jobs that hosting software can automate, then return to the plan table with a written requirement.

What should you check before subscribing to Smoobu?

I would use a 10-minute pre-purchase check rather than rely on the largest price printed on a card or the shortest product description. Every item below addresses a specific part of Smoobu’s verified pricing or plan structure.

  1. Confirm the unit basis. Enter the real number of units instead of reading the 1-unit headline as an account-wide price. For a buyer with 3 rentals, that means selecting 3 units rather than multiplying a rate that Smoobu describes only as starting from EUR 9.60 for each additional unit.
  2. Read the billing toggle before recording the price. Professional Prepaid is EUR 35 for 1 unit on month-to-month billing and EUR 31.50 per month under Smoobu’s yearly 10%-discount selection. Write “monthly” or “yearly” next to the amount so the cheaper card figure is not mistaken for the flexible monthly rate.
  3. Test the actual property count. A 10-unit buyer has 1 headline unit plus 9 additional units, but this review has not verified the resulting Smoobu total. Save the 10-unit selector result rather than using EUR 35 + 9 × EUR 9.60 as though “from” meant “fixed.”
