NowIStay vs BnBGenius: Which AI Co-Host Fits a Small Host?

NowIStay vs BnBGenius: Which AI Co-Host Fits a Small Host?

Share on:

It is 7 a.m. and a guest in another timezone has already fired off three messages in a language you do not speak, your cleaner is waiting on a checkout confirmation, and the review window on last week’s guest is quietly ticking toward zero. You are not a property management company. You are one person with a few listings, and the phrase AI co-host sounds like exactly the rescue you need. Two tools promise it at a low price: NowIStay and BnBGenius. They look similar on the surface, but they are built around two very different bets about what a small host actually wants automated.

NowIStay vs BnBGenius: the short answer

Both are genuine AI co-host tools aimed at independent hosts, and both are cheap by industry standards. Here is the honest quick read before the deep dive:

  • NowIStay does autonomous messaging and channel sync well. Its AI replies to guests in 90+ languages with no host approval step, and it includes a real channel manager plus native smart-lock and KYC integrations. For multilingual European hosts on Booking.com, that is a real strength.
  • NowIStay charges per property. The full AI plan is roughly ~€12/month per listing on monthly billing. With three listings you are paying around ~€36/month — the price scales with every door you add.
  • We do more than messaging. AI-written reviews auto-posted after checkout, an AI voice concierge for guest calls, a gap-night upsell engine, cleaning task dispatch, and full Telegram control — five products NowIStay does not match.
  • Our pricing is flat $10/month. Unlimited listings, unlimited messages, every product included. No per-listing fee, no contract, ~5-minute Chrome-extension setup with no API keys.
  • Bottom line: choose NowIStay if hands-off multilingual messaging and built-in channel sync are your top priority and you run one or two listings. Choose us if you want the whole guest-facing operation automated at one flat price that never moves.

What is NowIStay?

NowIStay is an AI co-host platform founded in France in 2023, built to automate guest communication and channel management for vacation rental hosts and small property managers. Its headline feature is a fully autonomous AI that answers guest messages across Airbnb, Booking.com, Expedia, and WhatsApp in 90+ languages, 24/7, with no host review step. Around that sits a channel manager, a unified inbox, a digital welcome guide, cleaning automations, and a direct booking engine.

It positions itself against human co-hosts and traditional PMS tools, and it leans noticeably European: GDPR-native, strong on Booking.com, and built for hosts who sell across multiple OTAs rather than Airbnb alone. As a young 2023 company it is still proving itself, but the feature list is broad for the price. Here is the verified 2026 pricing from its own site:

  • AI Full Channel Manager (“Assistant”): ~€12/month per property on monthly billing, or ~€10/month per property billed annually (~€120/year, a stated 16% discount). All prices listed tax-free.
  • Digital Welcome Guide (standalone): ~€0.83/month per property (~€10/year), free to create and paid to publish.
  • Volume discounts for 5+ properties exist but are quote-based — you have to inquire for the number.
  • Promo code “BETA” gives one month free; there is no standard free trial on the paid tier otherwise.

What NowIStay does well

Let us be fair, because NowIStay earns real credit and several of its strengths are things we do not do at all. If you are comparing honestly, do not skip this section.

Fully autonomous multilingual messaging is the standout. The AI replies to guests on Airbnb and Booking.com in under ~3 minutes, in 90+ languages, with no host approval required. For a host fielding messages from international guests at all hours, that hands-off, any-language coverage is a genuine differentiator — and it is more autonomous than many co-host tools that still want you to approve every reply.

It includes a real channel manager. NowIStay syncs calendars and rates across Airbnb, Booking.com, VRBO, and Expedia at the API level. We do not do channel sync at all, so if avoiding double bookings across many OTAs is your core pain, this is a meaningful point in NowIStay’s favor. Our guide on how to sync Airbnb and VRBO explains why reliable sync matters.

The native integrations are useful and rare at this price. Smart-lock support (Nuki, igloohome, TTLock, Tedee, Yale, Schlage) enables true keyless self-check-in, guest identity verification runs through Stripe Identity for KYC, and a built-in direct booking engine with Stripe payments gives hosts an OTA-independent revenue channel. The digital welcome guide as a standalone ~€0.83/month product is also a smart, low-commitment entry point. None of these are things to dismiss.

Where NowIStay falls short for small hosts

NowIStay is good at what it was built for. But several gaps matter specifically if you self-manage 1-5 listings and want the day-to-day work to run itself cheaply.

Pricing scales with every listing. The full AI plan is per property, so the math climbs fast. One listing is fine; the moment you add doors, you add fees. The structural difference is the whole story:

  • 1 listing: NowIStay ~€12/month (monthly) vs BnBGenius $10/month flat
  • 3 listings: NowIStay ~€36/month vs BnBGenius $10/month flat
  • 5 listings: NowIStay ~€60/month (before quote-based volume discount) vs BnBGenius $10/month flat

VRBO automated messaging is not supported. NowIStay’s own documentation states VRBO does not yet allow automated messaging on their platform, so VRBO hosts get calendar sync only — no AI replies. If VRBO is a real channel for you, that is a hard limit. We read both your Airbnb and VRBO dashboards directly and automate messaging on both.

The AI has documented functional gaps. By NowIStay’s own account, the co-host cannot negotiate prices, the very first guest message is excluded from auto-reply in direct OTA mode, and Airbnb message delivery is acknowledged as not 100% reliable. Autonomous is not the same as flawless, and it is fair to weigh that. Our piece on maintaining a 100% response rate covers why those edge cases bite.

There is no third-party social proof yet. As of 2026 there are zero verified user reviews across Capterra, GetApp, G2, and SoftwareAdvice. It is a 2023 company, so that is understandable — but it means support quality and long-term reliability are unverified, and it is not an Airbnb Preferred Software Partner if certification badges matter to you.

Full functionality assumes you use NowIStay as your channel manager. If you already run Beds24, Smoobu, or Lodgify, you get a degraded integration experience. Each AI co-host plan is also linked to one property — there is no portfolio-level flat rate.

Myth: an autonomous AI co-host means you can fully walk away from guest communication.

Reality: even NowIStay excludes the first OTA message, cannot negotiate, and flags Airbnb delivery as imperfect — so a small host still needs the rest of the operation (reviews, calls, cleaning, upsells) handled too, which is exactly the wider job automation software is supposed to do.

Meet Elena: switching the math

Elena hosts three listings in Porto — two on Airbnb, one also on Booking.com and VRBO. She started on NowIStay and genuinely loved the multilingual auto-replies; guests got answers in their own language while she slept. But her bill sat at ~€36/month for three properties, her VRBO place got no automated messaging at all, and the AI still could not handle the parts of the job that drained her most.

She was still hand-writing every guest review at midnight, still missing check-in calls during her day job, and still texting her cleaner after each checkout to confirm turnovers. NowIStay’s channel sync was useful, but it did not touch any of that.

She switched her guest operations to us. Now AI-written reviews post automatically the day after checkout, the voice concierge answers routine guest calls and escalates only the real ones, the upsell engine quietly fills gap nights, and cleaning tasks fire automatically on checkout. Her bill dropped to $10/month flat — the same whether she has three listings or thirteen. The channel sync she gave up, she replaced with native calendar tools; the hours she got back, she kept.

Which should you choose?

This is not one tool being better than the other — they are aimed at different jobs. Be honest about your own bottleneck.

Choose NowIStay if: your single biggest pain is autonomous, multilingual guest messaging with no approval step; you sell heavily on Booking.com and want built-in channel sync; you need native smart-lock and KYC integrations or a direct booking engine; you are a European host who values GDPR-native design; and you run only one or two listings so the per-property price stays low.

Choose us if: you self-manage 1-5 listings and want the guest-facing busywork automated, not just messaging — AI reviews, a voice agent, gap-night upsells, cleaning dispatch without text chains, and Telegram control in one bundle; you have VRBO listings that need real messaging automation; or you want flat pricing that does not punish you for adding doors. Some hosts run both — NowIStay for sync and locks, us for the automation layer.

Frequently asked questions

Is NowIStay better than BnBGenius?

Neither is strictly better — they do different jobs. NowIStay is the stronger autonomous-messaging and channel-sync tool, with native smart-lock and KYC integrations. We’re the stronger all-round automation suite, with AI reviews, a voice concierge, upsells, cleaning dispatch, and Telegram control that NowIStay does not offer. For hands-off multilingual messaging, NowIStay wins; for a complete guest-facing operation at a flat price, we win.

Can I switch from NowIStay to BnBGenius?

Yes, and some hosts run both. We install as a Chrome extension that reads your Airbnb or VRBO dashboard directly, so there is no migration, no API keys, and no credential sharing — setup takes about five minutes. If you still need channel sync or smart locks, you can keep NowIStay for that and use us for the automation layer.

Does NowIStay work with VRBO?

Partially. NowIStay syncs your VRBO calendar and rates, but per its own documentation VRBO does not yet allow automated messaging on the platform, so VRBO hosts get sync only — no AI replies. We read your VRBO dashboard directly and automate messaging there.

How much does NowIStay cost for multiple listings?

NowIStay’s AI plan is priced per property at roughly ~€12/month monthly (or ~€10/month annually), so three listings run about ~€36/month before any quote-based volume discount. We’re a flat $10/month for unlimited listings, so the price is identical whether you have one listing or ten.

Does NowIStay write guest reviews automatically?

No. NowIStay focuses on guest messaging, channel sync, and cleaning automation, but it does not generate or auto-post your host reviews of guests. We write reviews from real stay data and post them the day after checkout, inside the 14-day window.

Does BnBGenius do channel management like NowIStay?

No — that is the honest gap. We do not sync OTA calendars or replace a channel manager, and we have no smart-lock or direct-booking engine. We focus on automating guest-facing work. If multi-channel sync is essential, pair us with a channel manager or keep NowIStay for that piece.

Is BnBGenius really $10/month for unlimited listings?

Yes. It is a flat $10/month for all five products and any number of listings, with no per-listing fee and no contract. There is also a free tier covering your first 500 messages with every feature unlocked.
