You rent out one or more properties in Pompano Beach on Airbnb and Vrbo and run them yourself, so this page covers what the city requires, what the platforms do, and which part of the guest work you can hand to software.
Here is the split that makes self-management workable. Your local person does the visits and anything that needs hands on site. BnBGenius answers guest messages on Airbnb and Vrbo 24/7 and creates cleaning and repair tasks after checkout. You handle the city permit and the taxes.
The city requires a 24-hour contact person for a short term rental.
“Be available and have the authority to address or coordinate problems associated with the property 24 hours a day, seven days a week;”
What this means for you: someone must be reachable 24 hours a day, seven days a week. That person must have the authority to fix or arrange fixes for problems at the rental.
That same person must also live close to the rental.
“Be situated within 25 miles of the short term rental;”
What this means for you: the 24-hour contact person must be within 25 miles of the rental. If you live farther away, you need a local person who is inside that range.

What BnBGenius Does for a Host in Pompano Beach
Answers guest messages on Airbnb and Vrbo 24/7
Guests ask questions before and during a stay. The city requires that occupants are told the parking, garbage, noise and outdoor-music rules before they arrive.
“Inform all occupants prior to occupancy of the property of the regulations regarding parking, garbage and refuse, noise, and outdoor musical performances.”
What this means for you: before guests check in, you must tell them the rules on parking, garbage and refuse, noise, and outdoor musical performances. Put these rules in your house rules and check-in instructions on both Airbnb and Vrbo, so the answers are consistent. BnBGenius answers guest messages on Airbnb and Vrbo 24/7, but it does not know local rules by itself. It is also not the city’s 24-hour contact person.
Requests a review from the guest and publishes the host’s review
BnBGenius requests a review from the guest and publishes the host’s review on Airbnb and Vrbo alike. A review does not replace house rules.
Kent Morgan, BnBGenius co-founder:
“We went from reviewing 40% of stays to 100% overnight. The AI even thanked guests for things we fixed mid-stay. Our review-to-review rate jumped immediately.”
Kent Morgan, BnBGenius co-founder, on bnbgenius.ai/reviews
Creates cleaning and repair tasks after checkout
BnBGenius creates cleaning and repair tasks after checkout; the cleaning, inspection and repairs themselves are done by your person on site, so agree turnover times with them in advance. One local item for your checklist: the trash pickup days must be posted in the unit.
“The days and times of trash pickup;”
What this means for you: the unit must show the days and times of trash pickup. Have your cleaner check this at every turnover. It is part of the city’s required postings, listed in full under “What the City Requires”.
Kent Morgan, BnBGenius co-founder:
“We used to find out about issues in post-stay reviews. Now BnBGenius flags them mid-stay, creates the task, and our cleaners respond in under 15 minutes.”

Answers guest calls with a voice AI agent
Voice Concierge, an add-on, answers guest calls with a voice AI agent. It does not make BnBGenius the city’s 24-hour contact person, and it does not replace a person within 25 miles who can address problems at the property.
Kent Morgan, BnBGenius co-founder:
“The concierge answered 84% of our after-hours calls last month without waking anyone up. Guests thought it was our in-house team the whole time.”
Kent Morgan, BnBGenius co-founder, on bnbgenius.ai/voice
Sells gap nights, early check-in and late checkout
BnBGenius sells gap nights, early check-in and late checkout. Any extra night or early arrival you accept must stay within the occupancy rule quoted under “What the City Requires” below. Agree early check-in and late checkout times with your local person first, so the cleaning schedule still fits.
Is run from Telegram
BnBGenius is run from Telegram. The split of responsibilities does not change: your local person does the visits, BnBGenius does the guest work listed above, you handle the permit and taxes.

Your Local Person
A cleaner or handyman can do the visits. The city defines who may be the 24-hour contact person.
“The 24-hour contact person may be the owner, a property management company representative or local designated representative.”
What this means for you: the 24-hour contact person can be you. It can also be a property management company representative or a local person you name. Whoever it is must be within 25 miles of the rental, as covered at the top of this page.
You organise cleaning and repairs yourself — your local person, or a cleaning company you choose. BnBGenius creates cleaning and repair tasks after checkout, so your person knows what to do at each turnover. Keep the same house rules and check-in instructions on Airbnb and Vrbo, so guests get the same answers on both platforms.
One line to hold on to: BnBGenius is not the city’s 24-hour contact person.
What the City Requires
Permit.
“It shall be unlawful for any owner to operate a short term rental in a Residential Zoning District unless a short term rental permit has first been obtained from the Development Services Director.”
Inspection.
“If violations are found, all violations must be corrected and the dwelling unit must be re-inspected prior to issuance of the short term rental permit.”
What this means for you: you need a permit before you rent out the property. The city inspects the unit first. If it finds violations, you fix them and pass a re-inspection before the permit is issued.
Fee and renewal.
“Initial application fee: 1. Single family and duplex: $675.00 2. Triplex and quadplex: $750.00 (b) Renewal application fee: $375.00.”
Source: City of Pompano Beach code 153.08(D)
“The permit shall have a term of one year, commencing October 1 of each year and expiring on September 30, and must be renewed by the owner prior to expiration in order to avoid interruption of permitted short term rental activity.”
Source: City of Pompano Beach code 153.08(C)
“Those permits not renewed when due and payable are delinquent and subject to a delinquency penalty equal to 25 percent of the renewal permit fee for the unit.”
What this means for you: the first fee depends on your building type. A single family or duplex pays one amount, and a triplex or quadplex pays more. The renewal fee is lower than the first fee. The permit runs from October 1 to September 30 each year. Renew it before September 30 so your rental is not interrupted. If you renew late, you pay a penalty of 25 percent of the renewal fee. Set a reminder before the end of September.
Occupancy.
“In no case shall occupancy be greater than two persons per bedroom.”
Parking.
“The overnight parking of more than one automobile per bedroom is prohibited.”
Telling guests.
“Inform all occupants prior to occupancy of the property of the regulations regarding parking, garbage and refuse, noise, and outdoor musical performances.”
What this means for you: occupancy is capped at two persons per bedroom — a 3-bedroom home means 3 × 2 = 6 people at most. Overnight parking is capped at one car per bedroom — a 3-bedroom home means at most 3 cars overnight. Before arrival, tell guests the parking, garbage, noise and outdoor-music rules.
Postings in the unit.
“In each short term rental, the following information shall be posted or prominently displayed or otherwise provided to all occupants:”
Source: City of Pompano Beach code 153.26(E)
“The name, address and phone number of the Local Designated Representative;”
Source: City of Pompano Beach code 153.26(E)(1)
“A sketch of the location of the off-street parking spaces;”
Source: City of Pompano Beach code 153.26(E)(4)
“The days and times of trash pickup;”
Source: City of Pompano Beach code 153.26(E)(5)
“In each short term rental, there shall be posted notice that (i) unreasonably loud noise is prohibited, and that (ii) occupants must fully comply with the city’s noise ordinance.”
What this means for you: inside the unit, post the local representative’s name, address and phone number. Also post a sketch of the off-street parking spaces and the trash pickup days and times. Add a notice that loud noise is prohibited and that occupants must follow the city’s noise ordinance.
Advertising.
“Advertisements for the short term rental must display the Florida Department of Business and Professional Regulation Transient Lodging license number and the city’s short term rental permit number.”
Source: City of Pompano Beach code 153.26(I)
“Any advertising of the short term rental unit by the owner, representative or any service shall conform to information included in the short term rental application and shall include at a minimum, identification of the maximum occupancy permitted on the property.”
What this means for you: your advertising must show the Florida DBPR Transient Lodging license number. It must also show the city’s short term rental permit number and the maximum occupancy. That includes your Airbnb and Vrbo listings.
Taxes
The state of Florida taxes transient rentals.
“Florida’s 6% state sales tax, plus any applicable discretionary sales surtax, applies to rental charges or room rates paid for the right to use or occupy living quarters or sleeping or housekeeping accommodations for rental periods of six months or less, often called ‘transient accommodations’ or ‘transient rentals.’”
Source: Florida Department of Revenue
The Broward County tourist development tax rate listed by the Florida Department of Revenue:
“Broward 6.0% County”
Source: Florida Department of Revenue
The permit application asks for proof of these registrations.
“Proof of registration with the Florida Department of Revenue for sales tax collection and with Broward County for tourist development tax collection, if required;”
| Platform | What the platform lists | What the owner checks |
|---|---|---|
| Airbnb | “Florida Transient Rental Tax: 6% of the listing price including any cleaning fee for reservations 182 nights and shorter.” (Source: Airbnb Help) “Broward County Tourist Development Tax: 6% of the listing price including any cleaning fee for reservations 182 nights and shorter in Broward County.” (Source: Airbnb Help) | “Hosts may need to manually collect and remit other applicable taxes on their stay or experience price.” (Source: Airbnb Help) |
| Vrbo | “Note: Discretionary County Surtax is state tax surcharges required by various counties that Vrbo will also be collecting and remitting.” (Source: Vrbo Help) | “You’re also responsible for collecting and remitting lodging taxes when we’re not liable to do so.” (Source: Vrbo Help) |
What this means for you: Florida charges 6% sales tax plus any applicable surtax on transient rentals. Broward County charges a 6% tourist development tax. Airbnb lists both taxes for reservations of 182 nights and shorter, but says hosts may still owe other taxes. Vrbo collects and remits the discretionary county surtax, and says you must handle lodging taxes when it does not. The permit application asks for proof of these registrations, if required. Check after each booking whether anything is left for you to collect and remit.

Airbnb and Vrbo
| Guest work | Airbnb | Vrbo |
|---|---|---|
| Messages | “Every reservation automatically creates a group thread where all bookers, co-travelers, hosts and co-hosts can connect.” (Source: Airbnb Help) | “You can send a message to a host through our secure messaging platform.” (Source: Vrbo Help) |
| Reviews | “After a guest checks out, both the guest and their host will be prompted to leave a review. Both parties will have 14 days after checkout to submit their review.” (Source: Airbnb Help) | “You and your guests have 180 days to provide your review. Once one party submits their review, the other party has 14 days to complete their review.” (Source: Vrbo Help) |
| Check-in details | “Guests will see your check-in method (such as smart lock, keypad, or lock box) but they won’t see the detailed check-in instructions until 48 hours before check-in.” (Source: Airbnb Help) | “The welcome guide includes: Host or property manager contact information. Directions to the property. Parking instructions. Access instructions. Check-in and check-out instructions.” (Source: Vrbo Help) “The welcome guide information is emailed to your guests in the language you wrote it in, three days before check-in.” (Source: Vrbo Help) |
| Listing details | The listing must show the license number, the city’s short term rental permit number and the maximum occupancy. | Same as Airbnb. |
What this means for you: every Airbnb reservation creates a message thread automatically. Vrbo has a secure messaging platform for hosts and guests. On reviews, Airbnb gives both sides 14 days after checkout. Vrbo gives 180 days, and 14 days for the second party once the first submits. On check-in, Airbnb guests see your check-in method but not the full instructions until 48 hours before check-in. Vrbo emails your welcome guide three days before check-in, and that guide should carry your contact information, directions, parking, access and check-in instructions. On listing details, both listings must show the license number, the permit number and the maximum occupancy, as covered under “What the City Requires”.
On both platforms, answers about noise, guest numbers, parking and the 24-hour contact person’s details must rest on your house rules and check-in instructions. BnBGenius answers guest messages on Airbnb and Vrbo 24/7 and requests a review from the guest and publishes the host’s review; you check taxes separately.
