I see these products as complementary tools rather than interchangeable subscriptions: one concentrates on property and reservation management, while the other concentrates on guest operations.

Which Is Better for Hosts: Smoobu or BnBGenius?

Smoobu is the better choice when a host needs a channel manager, reservation system and booking website. Its Professional plan lists channel and price synchronization, a reservation system, a booking system, a website builder, guest management, invoicing, statistics and full API access. BnBGenius does not provide those PMS capabilities.

BnBGenius is the better fit when the operational burden sits after the reservation. For a concrete example, BnBGenius Pro costs $10 per month for 1 unit, or $30 for 3 units. If those units also need synchronized availability, rates and reservations across booking channels, BnBGenius is not enough. The host would still need a channel manager. The distinction is also central to whether a host needs a PMS.

What Does Smoobu Do?

Smoobu is a vacation-rental PMS and channel manager. Its Professional pricing card verifies channel management and price synchronization, a reservation system, a booking system with Stripe and PayPal, a booking website, guest management, communication templates, invoicing, statistics, team features, connected accounts and full API access.

I have not verified the claims that it was founded in Berlin, connects more than 100 booking platforms, or uses direct API connections for particular major channels and iCal for every other channel. Those details should not decide a purchase unless the host confirms them directly with Smoobu. What its published pricing page does establish is that channel management is a core Professional-plan capability.

At 1 unit, the monthly Professional Flex price is €29 with a 0.9% booking fee on each booking. The Professional Prepaid plan is €35 per month for 1 unit with a 0% booking fee. Those are different commercial structures, so comparing only the headline subscription can hide the booking-fee difference.

A host evaluating that category can also compare channel managers for small hosts, OwnerRez pricing, Lodgify pricing and Beds24 pricing. The key question is not which dashboard has the longest feature list. It is whether the host needs reservation infrastructure, guest-operation automation, or both.

What Does BnBGenius Automate?

BnBGenius automates guest review requests and host-review publication, routine guest calls through a voice concierge, guest messaging, empty-night and other upsell offers, cleaning and repair task creation, and Telegram-based control. It works with guest messages on Airbnb and Vrbo.

The product does not synchronize calendars, manage booking channels, create direct-booking websites, set nightly prices or provide owner accounting. It also does not support SMS, WhatsApp, Facebook Messenger, Booking.com or Expedia. I would not describe it as a PMS replacement because those missing functions are fundamental PMS jobs.

The clearest comparison separates reservation infrastructure from guest operations. For example, a host with 3 units may need one system to protect availability across channels and another to answer guest questions and dispatch post-checkout work. Buying only the cheaper product would be a mistake if it solves the wrong half of that workflow.

How Much Do Smoobu and BnBGenius Cost?

Smoobu prices by unit, but its plans and billing toggles matter. Professional Flex costs €29 per month for 1 unit and charges a 0.9% booking fee. Professional Prepaid costs €35 monthly for 1 unit with a 0% booking fee, or €31.50 under the yearly discount. Its pricing FAQ says each additional unit costs from €9.60 per month, but I have not verified the selector totals at 3 or 10 units.

BnBGenius Pro costs $10 per month. One unit is one rented accommodation; the same accommodation offered on Airbnb and Vrbo remains 1 unit. The free tier covers the first 500 messages, includes all functions and requires no card.

These totals are not currency conversions, so I would not treat the columns as a direct dollar-for-euro savings calculation. They show how the billing bases scale.

Smoobu treats dynamic pricing as a separate paid product; its Pro+ card includes only 2 free months of that product. BnBGenius does not provide dynamic pricing. Its upsell function is different: it sells empty nights, early arrival and late departure rather than setting the nightly rate. Does Smoobu Work With Airbnb, Booking.com and Vrbo?

Smoobu verifies channel management and price synchronization on its Professional plan, but I have not verified its connection method for each of these 3 named platforms. In particular, I have not verified that it connects directly by API to Airbnb and Booking.com while connecting to Vrbo through iCal. A host should confirm those channel-specific details before subscribing.

The connection method matters. Airbnb publishes that an imported iCal calendar refreshes automatically every 3 hours. It carries booked or blocked nights rather than complete reservation details, and a block from another site may or may not arrive. That makes an iCal feed materially different from a software integration that distributes reservation, calendar, rate and availability updates.

Does Smoobu Include a Direct-Booking Website?

Yes. Smoobu lists a booking website and website builder on Professional, together with a booking system that includes Stripe and PayPal. The Professional Prepaid card shows a 0% booking fee, while Professional Flex shows a 0.9% fee for each booking. I would check which plan and transaction terms apply before calling every reservation commission-free.

For example, 1 direct reservation processed under Professional Flex carries the stated 0.9% booking fee, while the Professional Prepaid card states 0%. The website may still be valuable under either structure because it creates a route for guests to reserve without starting on an online travel agency.

BnBGenius does not provide a booking website, a booking engine or direct reservations. It cannot replace this part of Smoobu. Hosts comparing direct-booking capability with operational automation should treat them as separate purchasing decisions, just as the PMS decision separates reservation infrastructure from day-to-day guest service.

Can Smoobu Automate Guest Messages and Reviews?

Smoobu verifies customized message templates and communications on Professional. I have not verified the more specific claim that those templates use dynamic placeholders, and I have not verified whether it generates and automatically posts host reviews of guests. It would be inaccurate to turn that missing verification into a claim that the feature does not exist.

BnBGenius answers guest messages around the clock, requests a review from the guest and publishes the host’s review. On Airbnb, both parties have 14 days after checkout to submit a review. Reviews publish after both parties submit or after the 14-day period ends, whichever happens first.

For example, a checkout creates a review deadline 14 days later under the published Airbnb rule. Automation can keep the review request and host-review publication from depending on someone remembering the deadline manually. Does BnBGenius Replace Smoobu’s Channel Manager?

No. BnBGenius does not synchronize booking-channel calendars, rates or availability. It is an alternative for specific guest-operation workflows, not a replacement when a host needs the channel-management capabilities published by Smoobu.

Consider a host selling 3 units across multiple channels. BnBGenius can answer supported guest messages, handle guest calls, publish host reviews and create post-checkout tasks for those units. It cannot stop the same night from being sold through 2 different booking channels because it has no channel manager or calendar synchronization.

Can You Switch From Smoobu or Use Both Tools Together?

A host can keep Smoobu for channel synchronization and add BnBGenius for guest automation. BnBGenius installs as a Chrome extension in about 5 minutes, requires no API keys and does not require account-password sharing. No PMS is required for the extension itself.

The safest decision is to map responsibilities before canceling anything. In a 3-unit setup, Smoobu can remain responsible for the reservation system, channel and price synchronization, booking website and invoicing. BnBGenius can handle supported guest messages, review workflows, calls, upsell offers, post-checkout tasks and Telegram control.

  1. List every channel, calendar, booking page and payment flow currently managed through Smoobu.
  2. Keep Smoobu if any of those workflows still require its PMS or channel-manager functions.
  3. Install BnBGenius through Chrome and test its guest-operation workflows on the supported channels.
  4. Use Telegram to control the BnBGenius functions rather than expecting it to edit rates or synchronize availability.

I would use both when synchronized distribution and guest automation are equally important. I would use only Smoobu when the reservation infrastructure is the main requirement. I would consider BnBGenius alone only when the host does not need a channel manager, direct-booking website, pricing tool or owner accounting.
