We didn’t set out to sell software.
BnBGenius was built inside One Fine BnB, a vacation rental management company that has been running other people’s properties since 2010. Today that is hundreds of properties throughout the United States, as well as several international destinations.
Somewhere past the first hundred, guest messaging stopped being a task and became the job. The same forty questions, around the clock, across time zones. Where do I park. Is the wifi working. Can we get in early. Every one of them urgent to the guest and routine to us.
We tried the tools. They were built per-listing and priced per-listing, which stops working fast at our size. Most of them wanted our platform credentials, which we were not willing to hand over. None of them answered the phone.
So we built our own. A Chrome extension that works alongside the accounts we already use — no API keys, no shared passwords — that answers guests in seconds, asks every one of them for a review, handles check-in, catches the upsells, and picks up the phone when someone calls.

What it does
Answers guest messages around the clock, writes and posts guest reviews, creates cleaning and maintenance tasks on checkout, answers guest phone calls through an AI voice agent, and sells gap nights, early check-in and late checkout.
What it costs
$10 a month per unit. A unit is one rentable home, and the same unit listed on both Airbnb and VRBO counts once, because all your channels are included. Voice Concierge is an add-on at $7 per month per unit. Your first 500 messages are free.

Yes, we are a property management company. No, this is not a way of getting your keys.
BnBGenius is a separate product, sold to hosts who want to run their own places. Plenty of our users compete with us in their markets. That is genuinely fine — the software works whether you have one property or four hundred, and we would rather sell you the tool than argue about it.
